Types of Tenants

Landlords insurance - tenants

As the premium for landlord insurance depends considerably on the type of tenant occupying the property - and indeed whether an insurer will quote - it is important to ensure that the type of tenant is correctly specified.

Professional

(The cheapest landlord insurance) - A professional let is one where the tenant is in gainful occupation and has a 6-month tenancy agreement - more

Retired

(Also cheap) Similar to professional - the only difference is that the tenant is retired - more

Subsidised

A subsidised let is one where the agreement is with the tenant but part of the rent is paid by the authority - more

Student

Student lets are ones that are let to several students - more

DSS referrals

A DSS referral let (as opposed to a subsidised let) is one where the tenancy agreement is with the DSS as opposed to the tenant and the DSS control who is in the premises - more

Asylum Seekers

Very similar to DSS referrals - in this case the landlord agrees with the DSS that people applying for political asylum can use the property - more

Holiday Homes

This variation of let property is to people who intend to use the property for short periods i.e. on holiday. - more
